2. Booking & Payment
A non-refundable deposit is required at the time of booking to secure your reservation at Pods @ Broadway. The balance of your stay is due prior to arrival as specified in your booking confirmation.
Payments are processed securely through Stripe. We accept most major credit and debit cards. By making a booking, you are entering into a contract with us for the provision of accommodation services.
The total price you pay, including all mandatory charges, is shown clearly before you commit to your booking — we do not add unavoidable fees at a later stage. Optional extras (such as early check-in, late check-out, celebration packs and breakfast at the Broadway Country House restaurant) are priced separately and shown clearly so you can choose whether to add them. Where a refundable security deposit applies, the amount is disclosed at the time of booking.
All prices are shown in pounds sterling (GBP) and are inclusive of any VAT that applies. We reserve the right to correct pricing errors.
3. Cancellations & Amendments
If you need to cancel or amend your booking, please let us know as soon as possible.
- Cancellations made more than 30 days before the arrival date will lose their deposit but will not be charged the remaining balance.
- Cancellations made within 30 days of the arrival date are liable for the full cost of the stay.
- We strongly recommend taking out UK travel insurance to cover unexpected cancellations.
In the unlikely event that we need to cancel your booking (e.g. due to circumstances beyond our control), we will offer you alternative dates or a full refund including your deposit.
The 14-day cancellation right under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 does not apply to accommodation booked for a specific date or period — that is why the cancellation terms above apply to your stay. It does apply to gift vouchers; see Section 4.
4. Gift Vouchers
Gift vouchers bought through this website are digital vouchers, emailed to you (and to your recipient, if you give us their email address) as soon as your payment clears. Each voucher carries a unique code in the format
PAB-XXXX-XXXX.
- Validity: vouchers are valid for 12 months from the date of purchase. The expiry date is shown on the voucher. Your stay must be booked before the expiry date, though it may be taken afterwards by agreement with us.
- How to redeem: quote your voucher code when you book with us by phone or email. Voucher codes cannot be entered in the online booking engine, so please do not complete an online booking and then ask for the voucher to be applied retrospectively. All redemptions are subject to availability on your chosen dates.
- Transferable: vouchers are transferable. Whoever holds the code may use it — you do not need to be the original purchaser.
- Not refundable or exchangeable for cash: apart from the 14-day cancellation right below, vouchers are non-refundable and cannot be exchanged for cash, in whole or in part.
- If the stay costs more: the voucher is redeemed against the total price of your stay and you pay the difference at the time of booking.
- If the stay costs less: any unused balance stays on the voucher and can be used against a further booking within the original 12-month validity period. We do not give change, and any balance still unused when the voucher expires is lost.
- Lost vouchers: we keep a record of every voucher we issue, so if you lose the email, contact us and we will re-send the code to the address it was originally issued to.
- Once redeemed: when a voucher is used to book a stay, the booking and cancellation terms in Sections 2 and 3 apply to that stay in the normal way.
Your 14-day right to cancel a voucher. Because a gift voucher is not accommodation booked for a specific date, the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 give you the right to cancel your voucher purchase within 14 days, starting the day after the voucher is emailed to you, without giving any reason. To cancel, simply tell us in a clear statement — email info@podsatbroadway.co.uk or call 01994 427 969. We will refund the full amount you paid, using the same payment method, within 14 days of being told. If the voucher has already been redeemed against a booking, the right to cancel no longer applies to the amount redeemed.
5. Arrival & Departure
Check-in: Available from 4:00 PM on the day of your arrival.
Check-out: Please vacate your pod by 10:30 AM on the day of departure. Late check-outs may incur an additional charge unless pre-arranged.
6. Site Rules & Etiquette
To ensure a relaxing stay for all our guests:
- Noise: Please respect other guests and keep noise to a minimum between 10:00 PM and 8:00 AM.
- Pets: Pets are not permitted in the glamping pods (though they are allowed in selected rooms at the adjoining Broadway Country House).
- Smoking: Smoking and vaping are strictly prohibited inside the pods. You may smoke outside, but please dispose of cigarette butts safely.
- Hot Tubs: If your pod includes a hot tub, please follow the specific safety instructions provided. Glassware is not permitted in or around the hot tubs.
7. Damage & Security Deposit
You are responsible for the pod and its contents during your stay. Any damage, breakage, or excessive cleaning required will be charged to you. We reserve the right to request a security deposit, which will be refunded after your departure subject to a satisfactory inspection.
8. Liability
We do not accept liability for any damage, loss, or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees while acting in the course of their employment.
Nothing in these terms shall limit or exclude our liability for death or personal injury caused by our negligence, or for fraud or fraudulent misrepresentation, or any other liability that cannot be limited or excluded by law.
9. Consumer Rights
These terms do not affect your statutory rights as a consumer under UK law, including the Consumer Rights Act 2015. If our service is not as described, not fit for purpose, or not provided with reasonable care and skill, you may be entitled to a remedy.

11. Governing Law & Disputes
These terms and conditions are governed by and construed in accordance with the laws of England and Wales. Any disputes arising out of or in connection with these terms shall be subject to the non-exclusive jurisdiction of the courts of England and Wales.

12. Changes to These Terms
We may update these terms and conditions from time to time. Changes will be posted on this page with an updated "Last Updated" date. The terms applicable to your booking are those in effect at the time the booking was made.
